Realtors are specialized in helping your market and sell
your home, as well as assist with negotiations and
paperwork. This is what they are trained in and are good at.
On the other hand, I work as a full-time home stager, which
means that I work full-time staging and decorating people’s
homes for sale so they will receive the maximum asking price
for their home. I am a certified, professional home stager
and I have been trained in the art of home staging. If you
have plumbing problems, you call a plumber. If you are
selling your home, you call a realtor. When you need to make
your home look its absolute best for open house, showings,
and photographs, you call a home stager.

Simplify Home Staging is a full-service staging company,
meaning that we don’t stop with furnishing your vacant home
for sale or leave you with a beautifully staged home but no
guidance as to what else needs to be done. SHS not only
creates beautifully staged spaces, but we take the after
photos of the staged home and create a virtual real estate
show for you and your Realtor to use in your marketing
efforts. We also provide the home seller with a “to do”
list of projects or tasks that we weren’t able to accomplish
in a ½ day or full day of staging. Going this extra mile
helps insure that your staged home gets the marketing it
needs and that the photos on the MLS are the updated
product.
Also, some home stagers have
a “boxed” inventory, meaning that they bring in the same
furniture and accessories to every home, no matter the style
of “feel” of the home. When I stage a vacant home, I do a
detailed, walk-through of the home, taking photos and
creating diagrams of each room, while determining what
furniture pieces and accessories would best fit the space. I
then work with local furniture rental companies to choose
the perfect pieces to showcase the home. By working with
local furniture rental companies, we can typically get the
home staged within a week, versus other stagers having to
wait weeks or even months for their inventory to build up
again.
“How much does Staging cost?”
The financial gains of staging can be great, with
staged homes selling for
6-10% more, on average, than un-staged homes. Staged homes
also sell, on average, 50% faster, than un-staged
homes, meaning more money in the Home Seller’s pocket.
Statistics show that Sellers who spend up to $1000 staging
their home recovered almost 200% of the cost in the sale of
their home. Staging is one of the best investments that you

“Am I going to have to purchase new furniture and
accessories?”
As a certified, professional home stager, I will work mostly
with what you already own to stage your home for sale. We
will rearrange furniture, pack away items not needed, and
create emotional connection points throughout the home.
Unlike interior design, I will not ask you to purchase
expensive furnishings in order to stage the home. If needed,
I will bring in accessories from my own inventory to give
you a visual of how the home should look for open house and
showings and recommend items that you may want to purchase
or rent to re-create the look on your own.
