Simplify Home Staging offers a variety of staging services
to fit each individual’s needs and budget. Services offered
include consultations for those “do-it-yourself” types who
are looking for detailed, expert direction or an unbiased
opinion of why the home is not selling. For those homes in
need of a little extra attention, I offer full-service
staging where I work with what furnishings the Home Seller
has and add beautiful accessories to complete the finished
look.
Initial Consultation

Each staging service (except Vacant Staging Services) begins with
an Initial Consultation. We will spend 45 minutes to 1 ½
hours touring the home and gathering those important First
Impressions in each room of the home. I will discuss with
you the staging process, take photos, and prepare a proposal
based on the number of hours it will take to complete the
job.
Written Consultation

Perfect for the do-it-yourself type or for someone looking for
guided step-by-step instructions on how to best spend your
home improvement dollars. After touring the home during the
Initial Consultation, I will prepare a 10+ page, detailed,
room-by-room Action Plan of what needs to be done prior to
listing your home for sale.

Half Day Staging

Prepare to see amazing transformations to the home! We will roll up
our sleeves and spend a half day (4 hours) staging the main
areas of the home. This includes re-arranging furniture,
de-cluttering, and adding the right accessories to best
complete the look for open house. Photos will be taken of
the staged home for the seller and Realtor to use in your
marketing efforts. The last ½ hour will be spent filling out
an action plan of tasks that we were unable to get to that
day but should be completed prior to open house.

Full Day Staging

For those homes in need of a little extra attention or those homes
larger than 2000 square feet. We will roll up our sleeves
and spend a full day (8 hours) staging the main areas of the
home. This includes re-arranging furniture, de-cluttering,
and adding the right accessories to best complete the look
for open house. Photos will be taken of the staged home for
the seller and Realtor to use in your marketing efforts. The
last ½ hour will be spent filling out an action plan of
tasks that we were unable to get to that day but should be
completed prior to open house.

New Listing or Open House Staging Weekend

Let us do all the work for you! A full two days (16 hours) will be
spent transforming your home into a buyer’s dream! This
includes re-arranging furniture, de-cluttering, and adding
the right accessories to best complete the look for open
house. Any accessories or artwork added from SHS inventory
will remain in the home until after open house. Photos will
be taken of the staged home for the seller and Realtor to
use in your marketing efforts. The last ½ hour will be spent
filling out an action plan of tasks that we were unable to
get to that day but should be completed prior to open house.

Vacant Staging
Buyers don’t buy houses, they buy homes. We add just the right
amount of furniture and accessories to create the feeling of
home and leave buyers with a vision of how their furniture
will fit into each room. During our initial meeting, we will
discuss the budget and do a detailed tour of the home. I
then coordinate with local furniture rental partners to
select furniture that best suits the home. A full day or
more will be spent at the home ensuring smooth furniture
delivery and adding needed accessories in the form of bed
linens, artwork, plants, pillows, throws, and other
accessories in order to complete the look and make the house
into a home. When the home is sold, an additional day will
be spent “de-staging” the home and ensuring smooth pick up
of rental furniture and accessories. Vacant staging
consists of a monthly furniture and accessory rental fee and
a one-time staging service fee. Vacant Staging averages
about $250 - $450 per room and varies according to square
footage. Free estimates.
Redesign Services for Your New or Existing Home

Redesign service is an economical way to add new life to your
home! We offer either a One Room Redesign where we tackle
one room or a Full Day Redesign where we address a few areas
of the home. We will work with the furniture and accessories
you already own and use them in new, creative ways to give a
fresh makeover to your space. You will be amazed at the
transformations!
